This property is truly a one-of-a-kind recreational paradise with an unbelievable hunting record.  If there is a season to hunt it in Illinois then you will find it here.  The owner of this amazing property has spent years developing it into a turn-key outdoorsman’s farm.

The location of this property makes it an ideally situated large hunting tract in that it is accessed at the end of a dead end, county maintained, road from both its eastern and western borders.   This farm is located in Sec. 1 of Bedford Twp. and Sec. 6 of Elm River Twp. in Northern Wayne County, Illinois.  It is only a 15min. drive from Flora and Fairfield, IL both of which have 5,000+ residents and can provide the property with everyday shopping/services.  It is also located less than a one-hour drive from Effingham and Mt. Vernon, IL, less than a two-hour drive from St. Louis, MO and Evansville, IN and is easily accessible from Interstate 57, 64, and 70.

The property consists of 403 adjoining acres which have been tirelessly manicured for the true hunter.  For those interested in waterfowl hunting the owner has built three separate duck ponds which are surrounded by manmade levies that provide access throughout the property during wet weather conditions.  Upon my first tour of the property (which was in July) the owner and I saw multiple waterfowl that permanently reside on the farm.

For the deer and turkey hunters the natural geography of this property along with improvements made by the owner have created an ideal habitat for wildlife.  The dead-end road location provides that the primary hunting areas will see no through public traffic and in turn has provided a sanctuary for a huge population of both turkey and trophy whitetail.  Elm River bisects the property and creates multiple hunting pinch points. The owner has taken advantage of these areas and placed food plots in high traffic areas along the river.  Over the last 10 years there have been multiple 150+ bucks killed on this farm or an adjoining farm.  All of the pictures of mounts in this advertising were killed on this farm or an adjoining farm.

Currently 211.20 acres of the farm are enrolled in CRP with annual payments of $32,982/yr.  This consists of multiple contracts that expire between 2024 and 2029 with a possible opportunity to renew the contracts.  Also, there are approx. 26.6 acres that are currently rented for row crops with pays $3,842/yr.  There is a small pole style building on the eastern portion of the property that is currently generating $3,600/yr. income.  In total the farm is generating $40,424 in annual income which does not include the possible revenue from harvesting timber or limitless income potential from an outfitting/hunting lease business.

The farm is improved with a 1.5 story custom constructed mortis and tenon cabin style home which was completed in 2014 and contains a total of approx. 2500sq.ft.  The layout of the main level begins with an open floor plan great room with vaulted ceilings and centered around a two-story stone fireplace.  The great room consists of the front entryway, living area, and kitchen/dining area. Also, on the main level is the master bedroom with master bath, one half bath and a utility/mud room which is accessed through the attached two car garage. The second story consists of a large landing overlooking the first floor living area, which is an ideal office/sitting area, four additional bedrooms, and the second full bathroom.  Above the second story there is a third story which is accessed by a built-in rung ladder.  This large area is ideal for additional storage.  The home is heated and cooled by a high efficiency SpacPak heating/cooling system with small ducts and high capacity.  The home is also improved with a partial unfinished basement, a three sided-wrap around covered porch, and a two-car attached garage.

The craftmanship and detail of the home show how meticulous the current owner was in building a true outdoorsman’s paradise.

Also improving the property is a livestock barn with partial concrete, electric, and water, two finish tac rooms, and a full loft area with staircase access.

Located just down the road from the home, also improving the property, are three open pole style buildings which are currently being used as a working saw mill and for machinery storage.

The owner is willing to split the farm.  Below is a description of the separate pricing options.
